Washingtonian recently named several neighborhoods in the DC area that will undergo the most striking transformations in the coming years, likely causing real estate values to soar. Here are some of the areas they spotlighted:
Anacostia
Reasons to watch:
*Planned “MLK Gateway” mixed-use site in the historic corridor
*$65-million basketball arena for Wizards practices & Mystics games being built
*11th Street Bridge Park (a plan to turn the old bridge into a greenway like New York’s High Line), scheduled to begin in 2019
Ashburn
Reasons to watch:
*The Gramercy District, a development near the future Ashburn Metro stop, will be the first privately owned “smart city” in the nation. It will include 24 acres of office buildings, lofts, shops, hotels, and a co-working center for tech start-ups.
College Park/Hyattsville
Reasons to watch:
*$2-billion reinvention of part of Route 1, bringing new apartments and retail centers
*The area will become a transportation hub with the opening of the Purple Line
Columbia
Reasons to watch:
*391-acre development by Howard Hughes Corporation, to include offices, shopping, dining, and housing
*Newly arrived HQ for MedStar Health, Whole Foods, and the first mixed-use building
H Street/Union Market
Reasons to watch:
*Mixed-use project “Avec” slated to open in 2019
*Planned overhaul of Union Station will include 14 acres of offices, residences, and hotels
