With the fall market gearing up and inventories remaining relatively low, competition for real estate in the district is expected to heat up. In a new analysis, real estate website UrbanTurf looked at the contract ratio for advertised subdivisions in DC to determine the most competitive neighborhoods for housing.
The contract ratio is a comparison of the total number of homes under contract in a given period of time to the total number of active listings in a particular subdivision. A higher ratio indicates an increase in contracts compared to supply.
In the second quarter of 2019, the following subdivisions had the highest contract ratio:
1) American University Park
2) Anacostia
3) Chevy Chase DC
4) Congress Heights
5) North Cleveland Park
