The median sold price for single-family homes in Bethesda for July was $929,250, representing a decrease of 11.5% compared to June 2019 and a 3.2% year-over-year decline. Closed sales for the month were off about 15% from the previous month, with homes selling after an average of 38 days on market, 56% lower than the 5-year July average of 85 days. New contract activity also declined 18.7%, with 74 new pending contracts and a 15% decrease in supply to 181 active units.
The Bethesda detached home market was a slow spot in an otherwise active month for the region. Sales volume in the DC area was up 4.4% year-over-year and closed sales came in at the highest level for the month in ten years. Condos and attached housing, such as townhouses, are especially hot segments of the market right now in areas near the district.
